Luxury Homes are Priced, Staged, and Marketed Differently 
Because there are fewer buyers who can afford Luxury Homes, the marketing efforts are targeted toward the potential buyers who will appreciate and desire the unique features of the property, and would be willing to pay Top Dollar to own them. Yes, Luxury Homes are posted on the MLS and distributed to all the internet affiliate sites. However, the majority of marketing effort goes into reaching the “Right” high-end buyers through other media. We use the same approach for all our clients. The difference, of course, is determining the Target Market Best for Your Home and developing a plan for the best way to reach these potential buyers. Aggressive Pricing Determined by Unique Selling Features
Most luxury homes have obvious unique features, views, or areas. Sometimes it is very easy to establish a price based on Sale history or current Market competition. However, too many agents rely on a CMA (Comparative Market Analysis) to establish price. They often tell the Seller that they need to be within the averages so that it will not be considered overpriced and have buyers lose interest. If none of the showings in the first 2-4 weeks results in a Sale, agents often press the Seller for price reductions. We think that is nonsense and an easy way out for the agent. Reducing price until it becomes “a great deal for someone else” does not require marketing expertise. That is why so many agents use this approach. We believe that the CMA should be the base price for a quick sale, and that if the client can be patient, a successful marketing plan can be developed to target the buyers willing to pay extra for the features or upgrades, or location or lot size criteria that is extremely hard to duplicate. In fact, if there are multiple unique features that are not necessarily consistent with all buyer preferences, then multiple marketing plans should be developed to focus target marketing efforts for each valuable feature.

The Luxury Home Marketing Plan Overview
All the homes we sell are treated with a Luxury Home mindset. This begins with distributing your listing to the Multiple Listing Service and forwarding that data to List Hub that publishes on over 500 affiliated Real Estate sites, including Proxio, the most popular International Site. Our company then manually adds your listing to Zillow, Trulia, and Realtor and pays for featured property search upgrades on these sites.

Next comes Staging, which is a primary focus because it is a very important part of selling any home. Our experts will guide you and provide personal assistance in helping you get the best results from your showings to prospective buyers. We can also advise you on needed repairs that will increase your Sale value. Depending on your circumstances and the value added to the Sale Price, we are always willing to discuss Rebates that will help cover the cost of repairs, remodeling, or staging expenditures.

We use a Mastermind Team of seasoned professionals to develop a true Marketing Plan that will achieve your goals. If two minds are better than one, then 6 minds are even better. Showings to prospective buyers are an important strategic part of selling your home and are often overlooked by an agent. We make it a point to be at every showing for many reasons; we make sure all the value of your home is conveyed properly to the prospect; we often learn valuable information from discussions with the prospect that can be used to your advantage in the negotiation process; we feel it is an agent’s responsibility to protect and safeguard our client’s assets since it is often better that Sellers not to be present.

Every offer is pre-screened for potential, regardless of how unreasonable it may seem in its original form. When we present those offers to you we have a good idea of where the counter-offer opportunities lie and how to pursue them. Negotiation skills are a top priority in getting you the most value from the equity you have built in your home. Primarily it is highest selling price, and definitely a price that is above the averages. However, a clever negotiator dealing directly with the opposing client (one of our unique strengths) can often find ways to provide additional benefits for the Seller and Buyer without relinquishing their Client’s most important goals. Escrow is opened when an offer or counter-offer is agreed to by both parties. Typical agent behavior at this point is to turn the administrative work over to staff and service providers, then move on to the next client. Our approach is extremely different. When we turn the administrative work over to our internal staff a weekly review process is created, along with project timelines that alert everyone prior to the deadlines of critical events. We make sure ahead of time that everything is in place and on track. In addition, I personally oversee every transaction from an Emotional Perspective making sure that both Sellers and Buyers are constantly reinforced with market facts and trend logic that support the quality of their decisions. Things can change and unforeseen issues arise in any escrow and being available to intercede and resolve these issues on a 24/7 basis is critical to success.

Relocation support (another of our unique strengths) kicks in the minute you begin planning your move. This is usually during escrow, but can happen at any time and our commitment to your success is unparalleled. We will spend time with you to review your rough plan to make sure you have considered all the important issues. Likewise, we will make recommendations where we think we can be of personal help.
